What Happens If a Home Inspection Finds High Radon in Wisconsin?

Usually, the buyer asks the seller to install a radon mitigation system before closing, or to lower the price or give a credit so the buyer can install one. Fixing high radon isn't a legal requirement in a Wisconsin home sale. It's part of the negotiation, and most sales still close once both sides agree on a plan.

If you're buying

  • Add radon testing to your inspection. Many buyers include a radon test as part of the inspection contingency in their offer. Ask your agent how it fits your timeline.
  • Read the result with your agent. At 4 pCi/L or higher, the EPA recommends mitigation.
  • Choose how to ask for the fix: the seller installs a system before closing, or you take a credit or lower price and install it yourself after you move in.
  • Get the paperwork. If the seller installs it, ask for the contractor's details, any warranty and the follow-up test result.

If you're selling

  • Consider testing before you list. Knowing your level early gives you time to fix it on your schedule instead of the buyer's.
  • Talk to your agent about disclosure. Wisconsin sellers fill out a real estate condition report, and a known high radon result is the kind of thing to raise with your agent.
  • A working system can be a selling point. Keep the receipt, warranty and post-mitigation test handy for buyers.

How timing usually works

A short-term radon test takes a few days, plus time for lab results. Installing a system usually takes about a day once it's scheduled, and the follow-up test needs a few more days after that. Inspection contingency deadlines can be short, so it helps to line up a certified contractor quickly.

Frequently asked questions

Does high radon kill a home sale?

Rarely. Radon can be fixed, and buyers and sellers usually agree on a repair or a credit.

Who pays for radon mitigation in a home sale?

It's negotiated. Sometimes the seller pays for the system, sometimes the buyer takes a credit or a lower price, and sometimes they split it.

Should the follow-up test happen before closing?

If the seller installs the system, buyers often ask for the follow-up test result before closing, so everyone knows it worked.
